Why do I need an EPC?

Government legislation states that as from 1st October 2008, every domestic, commercial property and public buildings that are being built, sold, leased or rented require an Energy performance Certificate (EPC).

Why have Government made this legislation?

In 1997 the British Government signed into the Kyoto Protocol which outlines measures to reduce the C02 emissions. The aim of the Kyoto protocol is an agreement to reduce the greenhouse gasses and thus help reduce the threat of global warming.

What are the advantages?

The recommendations that accompany the certificate show the owner of the building how to reduce energy demand, this could then lead to lower energy bills and carbon emissions. A building that has lower energy bills will be a more attractive investment to prospective buyers.

What does the certificate tell me?

This certificate will show you the energy efficiency of the building and the amount of carbon emissions the building is likely to produce.
